$1.6 million became $36 million: inside the Galleon's oceanfront assessment fight

Owners at a Galt Ocean Mile condo report assessments of $135,000 to $320,000 per unit after five years of repairs. The contractor says the owners approved the bigger scope.

"You are being had. These are people who can't afford to live on the ocean." That's what the Galleon's board president told CBS News Miami about owners' complaints before he hung up, the station reported. Days later, CBS reported, he had sold his unit and resigned.

The numbers

According to CBS News Miami (Joan Murray, Oct. 6, 2026), residents of the Galleon on Fort Lauderdale's Galt Ocean Mile "say a concrete restoration project that began at $1.6 million has grown into a $36 million overhaul, with individual unit owners assessed between $135,000 and $320,000 each." Work "has been underway for five years," and the pool and patio "have been reduced to a concrete platform."

Both sides

Owners. Sergio Cella, a 30-year resident, told CBS after three failed fixes to his balcony: "The quality is not there. It's not questionable. It's despicable." Former board member and lawyer Edward Rumin said: "We were run roughshod over, not told things, and lied to." And: "We are in a morass. I don't think we'll ever get any of the money back."

The contractor. Hartzel told CBS in a written statement: "The original contract covered the limited scope of structural restoration work. As construction progressed, the association elected to significantly expand the project through numerous owner-approved change orders and additional contracts."

CBS also reported that the board "has also been in turmoil, with recalls, lawsuits, and resignations."
