DBPR guides and forms
Official condominium guides from the Florida Department of Business and Professional Regulation's Division of Florida Condominiums, Timeshares and Mobile Homes. Every link goes to DBPR's own copy.
Check the date on each guide. Several of these were last revised for laws in effect in 2021-2022. Florida's condo law (s. 718.112, F.S.) has been amended several times since, so check the current statute before you rely on a timeline. Links checked October 28, 2026.
Budgets and reserves
- Budgets & Reserve Schedules: A Self-Study Training Manual (PDF, published February 2026). A step-by-step guide to building an association budget and reserve schedule, with practice exercises.
Meetings and notices
- Minimum Statutory Requirements for Condominium Meetings (PDF, revised for 2021-2022). A one-page chart of how and when owners must be notified of each type of meeting. Check current law: the chart doesn't cover rules now in s. 718.112(2)(c), F.S., such as quarterly board meetings for associations of more than 10 units and the extra notice details for board meetings held by video conference.
Elections and voting
- Condominium Election Checklist (PDF, revised for 2021-2022). Count back from election day to find the 60-, 40-, 35- and 14-to-34-day deadlines. Check current law.
- Election Flow Chart (PDF, revised for 2021-2022). The election process from first notice to ballot count, on one page. Check current law.
- General Information About Proxies (PDF, revised April 2014). The difference between general and limited proxies, and when a limited proxy is required. Check current law.
Disputes and rule waivers
- Mediation Information Sheet (PDF, undated). How to get DBPR's list of volunteer and paid mediators for condo disputes.
- Variances and Waivers (PDF, undated). How to petition DBPR to waive or modify one of its administrative rules (statutes can't be waived).
DBPR lists these and its cooperative guides on its Educational Publications page. This page is informational, not legal advice.
